Conventional loans need 3%β20% down and a 620+ FICO. FHA drops the minimum to 3.5% down / 580 FICO but adds mortgage insurance for the life of the loan. VA loans require zero down for eligible service members. Jumbo loans exceed the 2026 conforming limit of $806,500 and typically want 10%+ down and 700+ FICO.
Most lenders offer 30-, 45- and 60-day locks. If your closing is more than 45 days out, a float-down option can protect you both directions. Mortgage rates typically track the 10-year Treasury plus 150β200 bps.
Expect 2%β5% of the loan amount in closing costs: origination (0.5%β1%), appraisal ($500β$650), title insurance, prepaid interest, escrow and recording fees. Ask for a Loan Estimate from three lenders on the same day.
